Seims Appraisal Service has over 30 years of real estate and appraisal experience.  My company specializes in detailed appraisals of real estate.   I have been a Certified Licensed Real Estate Appraiser since 1988, and have been doing appraisals since 1978.  I have also been active as a Real Estate agent since 1978 and I have valued over 150 million in residential, investment, and commercial properties during that time period.  I am also the broker for 4% Realty in the Green Bay and DePere, Wisconsin area. My appraisals are complete with photos, sketches, location maps, comparable sale pictures, and also with survey and plat maps, if available.

bullet What are appraisals for?

Appraisals are valuable and/or required for many different reasons.  Such reasons include but are not limited to:

  • Purchasing A Home--Potential buyers frequently request an appraisal to know if the home is reasonably priced before writing an offer.

  • For Sale By Owners--Sellers attempting to sell the home on their own often times would like to prove the value to a potential buyer when showing a home.

  • Estate Settlements--This would be needed for death of family member wills, and/or insurance purposes. 

  • Eliminating Private Mortgage Insurance (PMI)--Proving 20% equity in a home can reduce house payments substantially because the lender will no longer require PMI.

  • Divorce--Courts often require an appraisal to be completed for the division of assets.

  • Refinancing Your Home--Refinancing can be used to pay off credit cards, combining 2nd mortgages into one payment

  • Government Land Takeovers--Highway construction is an example of land being taken from the government for public purposes.  The owner would like to find out the value of their real estate to see if they are being paid enough.

  • Investment Property Purchases--Buyers or potential buyers of commercial or apartments should always receive an appraisal even if purchasing on land contract.  Recapitalization of investment should always be examined to find out the return of your investment.

  • Charitable Contributions--Donations to charitable contributions should be in writing if ever audited.

  • Taxation And Tax Purposes--Tax write offs, insurance and bad debt write offs, and charitable contributions are all tax deductible.  An appraisal would be very effective if/when audited.

  • Government Regulations--The government requires lenders to have an appraisal for mortgage loans.

  • Lowering Tax Assessment Valuations--Sometimes tax assessments are too general and may not accurately show the proper valuation of a specific home such as yours.  An appraisal may be all it takes to lower your taxes.
